unincorporated Sacramento County junior ADU questions

How many junior ADUs can a County lot have?

One on a qualifying single-family lot, under Gov. Code 66333(a). Sacramento County's ADU guide (V8, Table 1) includes that junior ADU alongside a new detached ADU and one attached or converted ADU.

Must a Sacramento County junior ADU owner live on site?

Only when the junior ADU shares sanitation with the home, under Gov. Code 66333(b) as amended by AB 1154. County Zoning Code Table 5.11 still says owner occupancy is always required, but the County's interim guidance says applicable state law controls when the Zoning Code conflicts.

Can a County junior ADU be a short-term rental?

No. Sacramento County Zoning Code 3.9.3.D bars a junior ADU rental of 30 days or less in any circumstance, and Gov. Code 66333(g) requires a rental term longer than 30 days.

Is this a permit, or a plan I can build from?

Neither. It is a screening from public records, not professional advice, and not a survey, soils report, appraisal, loan offer or permit; every number is an estimate. A licensed designer confirms the final plan, and your city or county gives final approval.
