These terms cover your use of LotUpside(the website, the free property check and the paid full report). By using the site you agree to them. If you don't agree, please don't use the site.

1. What LotUpside is

LotUpside is an information service. You enter a property address and we screen it against public records and our own estimates: zoning and permit rules, lot geometry, hazard maps, ADU plan fit, building costs, rents, financing and the value an ADU could add. The result is a screening report to help you decide whether to talk to professionals. It is not a permit, an approval or a guarantee that you can build.

2. Not professional advice

We are not architects, engineers, land surveyors, contractors, real estate appraisers, real estate brokers, mortgage lenders, or legal, tax or financial advisors, and nothing on the site is advice from one. In particular:

  • Value estimates are not appraisals and must not be used as one for a loan or a sale.
  • Lot lines come from county maps and are not a survey.
  • Floor plans, site plans and 3D views are conceptual, not construction or permit drawings.
  • Cost, rent, cash flow and loan figures are estimates, not bids, quotes or loan offers.

Before you spend money or sign anything, confirm the facts with your city or county and with licensed professionals.

3. Data and accuracy

Reports rely on third-party and public data, including government records (city, county, state and federal agencies), map and satellite imagery, building footprint data and listing information. That data can be wrong, outdated or incomplete, and local rules change. We provide reports "as is" and "as available", without warranties of any kind, including accuracy, completeness or fitness for a particular purpose. A report reflects the data available on the date it was run.

We are not affiliated with, endorsed by or acting for any government agency. Only your city or county can approve a permit.

4. Partners and referrals

If you ask us to, we may introduce you to independent designers, architects, builders or other partners. They are not our employees or agents, you contract with them directly, and we are not responsible for their work, prices or advice. We may receive a fee or other benefit from partners we introduce. Where that applies it does not change the ranking of options in your report, which is based only on the estimates shown.

5. Free check and full report

The property check is free. The full report costs $99 per property, paid once, and is delivered online as soon as payment completes. Because it is a digital report delivered immediately, purchases are non-refundable, except where the law requires otherwise or if the report fails to load for your address and we can't fix it, in which case write to us within 14 days for a refund. Prices may change; the price shown when you pay applies.

6. Your use of the site

Use the site only for lawful purposes and only for properties you own, are considering buying, or have permission to evaluate. Don't scrape, overload or try to break the site, and don't resell reports as your own product. Reports are for your personal or business use; you may share your report with your household, designer, builder or lender.

7. Limitation of liability

To the fullest extent the law allows, LotUpside and its owners are not liable for any indirect, incidental, special or consequential losses, or for decisions you make based on a report, including design, construction, purchase or financing costs. Our total liability for any claim relating to the site or a report is limited to the amount you paid us for that report, or $100 if you paid nothing.

8. Data sources and credits

Reports may include data from the U.S. Census Bureau, Sacramento County and City of Sacramento GIS, the USDA Natural Resources Conservation Service, the California Geological Survey, CAL FIRE, FEMA, the U.S. Geological Survey, Microsoft Building Footprints (licensed under the Open Data Commons Open Database License), and Google imagery and geocoding. Trademarks and data belong to their owners.

10. Changes and contact
