Citrus Heights junior ADU questions

Must a Citrus Heights junior ADU owner live on site?

Only if the junior ADU shares sanitation facilities with the primary dwelling. Citrus Heights Municipal Code 106.42.015(D)(2) requires the owner to occupy one of the two spaces then; Gov. Code 66333(b) removes the requirement when the junior ADU has separate sanitation facilities.

Can a junior ADU use an attached garage?

Yes. Gov. Code 66333(d) counts an enclosed attached garage as part of the single-family residence where a junior ADU can be placed. Gov. Code 66313(d) still limits the junior ADU to 500 sq ft of interior livable space.

Can I rent a Citrus Heights junior ADU for a short stay?

No. Citrus Heights Municipal Code 106.42.015(E)(11) bars renting a junior ADU for 30 consecutive days or less, and Gov. Code 66333(g) requires a rental term longer than 30 days.

Is this a permit, or a plan I can build from?

Neither. It is a screening from public records, not professional advice, and not a survey, soils report, appraisal, loan offer or permit; every number is an estimate. A licensed designer confirms the final plan, and your city or county gives final approval.
