Citrus Heights ADU fee questions

Does a 750 sq ft Citrus Heights ADU pay City impact fees?

Gov. Code 66311.5(c)(1) says an ADU of 750 sq ft of interior livable space or less owes no impact fee. The City's January 2026 Impact Fee Schedule starts its ADU multimodal and park fee tier at 750 sq ft, so ask the Building Division how it applies the state rule at exactly 750.

What local impact charges does the City list?

The City's 2026 Impact Fee Schedule gives an estimated project charge at its published $1,467 multimodal fee and $3,045 park fee for an ADU of 750-1,200 sq ft. Its July 2026 Development Impact Fees brochure also lists a proportional Measure A fee; ask the City for a project quote.

When does San Juan Unified charge a school fee?

San Juan Unified's Developer Fees page supports an estimated school charge at its published $5.38 per sq ft residential rate and excludes ADUs under 750 sq ft. Gov. Code 66311.5(c)(3) separately treats an ADU or junior ADU under 500 sq ft as adding no 500 sq ft of assessable space. Confirm the charge with the district.

Why is there no fire facility fee amount here?

The City of Citrus Heights' January 2026 Impact Fee Schedule and July 2026 Development Impact Fees brochure disagree on the ADU fire-fee exemption. The Building Division must quote the estimated charge for a specific application.

Is this a permit, or a plan I can build from?

Neither. It is a screening from public records, not professional advice, and not a survey, soils report, appraisal, loan offer or permit; every number is an estimate. A licensed designer confirms the final plan, and your city or county gives final approval.
