One bath or two
At 650 to 800 sq ft one bath keeps the most space for the bedrooms and living room. Around 1,000 sq ft a second bath fits without shrinking the bedrooms, which matters if two adults or two renters share the unit.
In these layouts the bedrooms sit side by side off a 3.5 ft hall, each with an egress window on an outside wall.

- Total floor area of a detached ADU can't exceed 1,200 sq ftGov. Code 66314(d)(5)
- What every city must allow
- A city can't use size, lot coverage or similar limits to block an ADU of at least 800 sq ft with 4 ft side and rear setbacksGov. Code 66321(b)(3)
- Attached ADU
- With an existing home, an attached ADU can't exceed 50 percent of the home's floor areaGov. Code 66314(d)(4)
- Junior ADU
- No more than 500 sq ft, inside the existing homeGov. Code 66333

What size is a 2 bedroom ADU?
Most are 650 to 1,000 sq ft. At 650 the bedrooms are about 8.5 ft wide and get tight below that; above 1,000 you're near California's 1,200 sq ft cap for a detached ADU.
