What to know in Sacramento

A junior ADU counts under the City's chosen path

Sacramento City Code 17.228.105(B)(1)(a) includes junior ADUs in the City path's two-unit limit. The City's ADU Resource Center also describes a separate state path that can pair a junior ADU with a converted ADU and a new detached ADU. The two sets of standards cannot be mixed on one lot.

Sacramento junior ADU questions

Must the owner live on site with a Sacramento junior ADU?

Only when the junior ADU shares sanitation facilities with the home. Gov. Code 66333(b), as amended by AB 1154, removes the owner-occupancy requirement when it has separate sanitation facilities; the City's ADU zoning review form CDD-0009 says the same.

Can an attached garage hold a junior ADU?

Gov. Code 66333(d) treats an enclosed attached garage as part of the single-family residence for a junior ADU. The same section requires the junior ADU to remain within the residence's walls.

Can a Sacramento junior ADU be rented for short stays?

No. Gov. Code 66333(g) requires a junior ADU rental term longer than 30 days, as the City of Sacramento's ADU zoning review form CDD-0009 also notes.

Is this a permit, or a plan I can build from?

Neither. It is a screening from public records, not professional advice, and not a survey, soils report, appraisal, loan offer or permit; every number is an estimate. A licensed designer confirms the final plan, and your city or county gives final approval.
